"McCulloch" isn't a single formally-platted community the way Gallagher's Canyon is — it's the acreage corridor that runs along McCulloch Road itself, the road that carries you up onto the SE Kelowna benchland toward Gallagher's Canyon and the KVR trail. It's genuinely varied: some properties are under half an acre, nestled among orchards and vineyards; others run 10+ acres of rolling, partly-irrigated pasture with room for horses, a shop, or a hobby farm. What ties the area together isn't a shared HOA or a subdivision plan — it's the road, the elevation, the views, and the rural character that's harder to find closer to the city core.
Properties under half an acre, set among working orchards and vineyards — an easier entry point into the McCulloch corridor.
Roughly 2–3 acre parcels combining a substantial home with real privacy — a common size point along the corridor.
10+ acre properties with irrigated pasture, multiple building sites, and genuine agricultural or equestrian potential.
Several McCulloch properties sit a short drive from Gallagher's Canyon Golf & Country Club, without being inside the strata itself.
Even within the McCulloch corridor, a few specific clusters have their own identity. Here's what each one actually is.
The core cluster along McCulloch Road itself, near Kimatouche Road — mostly large-estate-style homes on roughly half-acre lots with real yard space, close to BARE Wine Tours and the working vineyards that give the area its character.
A smaller cluster near Water Road, at the western edge of the corridor — real streets (Lupin Crescent has active resale history) on more conventional, sub-acre lots.
A 55+ manufactured home park off McCulloch Road — a different ownership structure entirely from the surrounding acreages, similar in spirit to Sunrise Village. Confirm the land-lease/pad-fee terms before you offer.
A manufactured home park on McClain Road, near the corridor's southeast end. Unlike LakeCity, there's no age restriction here, and pets are allowed with park approval.
A more conventional family neighbourhood on the east side of the corridor, anchored by Summerside Park — tennis and basketball courts, a sports field, and picnic areas, a short walk from Eastwood Drive.
This is a working list based on what we've confirmed so far — we're actively mapping out more of SE Kelowna's sub-pockets and will keep this updated.
Because McCulloch is a corridor rather than a single platted subdivision, zoning genuinely varies from parcel to parcel — some lots sit inside the Agricultural Land Reserve on A1 zoning, others are RR1 rural residential outside the ALR, and the difference materially affects what you can build, subdivide, or run on the property. See our Zoning Guide for what each designation actually permits. Most properties here rely on private wells and septic systems rather than municipal water and sewer — see our Well & Septic Guide for what to confirm before you write an offer. We pull the exact zoning, ALR status, and well/septic records for any specific McCulloch property you're considering.
We'll confirm zoning, ALR status, and water/septic specifics for any acreage you're looking at.
