A $1.1M budget in SE Kelowna buys a detached home on a larger-than-average lot with genuine rural character. The same $1.1M in Lower Mission buys a smaller home on a standard lot. If you need the lake lifestyle, you pay for it. If you value land and space over lakefront proximity, SE Kelowna wins on value.
Schools
Both areas are served by Kelowna schools, with KLO Middle School being a draw for Lower Mission families. SE Kelowna's rural location means longer school bus routes for younger children — a practical consideration for families with kids.
Lifestyle
Lower Mission residents walk to coffee, bike to the beach, and enjoy one of Kelowna's most walkable residential communities. SE Kelowna residents drive to everything — but they're also surrounded by vineyards, orchards, and natural quiet that money can't buy in a suburban neighbourhood.
Investment Angle
Both hold value strongly. Lower Mission's lake proximity creates a near-permanent floor on prices. SE Kelowna's ALR land scarcity means buildable acreage can only get rarer over time. Either is a solid long-term hold.
